Bank owned
(REO) We track the auction so we know immediately when the bank gets the property. This is where you have limited time to possibly deal with bank directly before they list the property with a broker. Eventually the banks list their properties with a broker.
Auction properties
This is where the bank sets the minimum price they will take for the property; the auction takes place on the courthouse steps or sometimes at the property. The price the bank sets is not what they are owed on the property but what they are willing to take. There are risks buying the property at the auction plus you need all cash at that time. Pre-foreclosure
This is where a notice of default has been filed; usually after the owner has missed at least three payments; these properties many times become listed for sale as a short sale. We tract the foreclosure trends for your particular neighborhood of interest to help you to understand the market outside of the multiple listing services. By tracking the foreclosure market we can have a better idea on advising our clients about buying and selling any property whether properties are listed for sale in multiple listing services or not.
